Las Vegas Property Management Services

It is our job to manage your property so that you do not have to worry about your investment. As your property management company we will provide the following services.

Full Management

Our company will market and lease your property, collect rents, and handle all tenant issues. We will also provide you with a detailed monthly statement and disbursement, as well as end of year tax information.

Leasing and Advertising

As part of our aggressive marketing and leasing program we complete extensive advertising and promotions to ensure your properties visibility in the marketplace. We also advertise your property in different types of media to have the maximum exposure while keeping expenses low. Your property will be listed:
  • Initial property survey or interior and exterior
  • Take 10 digital pictures of interior and exterior of property for marketing purposes, and for posting to internet websites
  • Place a lock box on the property to facilitate showing your property
  • Place a very noticeable Silver State Realty & Investments “For Rent “ sign on the property with contact information
  • Place “For Rent” flyers in the information box on the yard sign
  • Place property on the Silver State Realty & website showing the property for rent
  • List the property in the MLS or (Multiple Listing Service) of the Greater Las Vegas Association of Realtors. This database is utilized by over 15,000 Las Vegas real estate professionals
  • List the property on a national real estate database
  • Market the property in-house as well as through other local real estate offices
  • List the property on various other websites that are linked to search engine Yahoo, Google, etc…
  • List the property for Rent in the Las Vegas Review Journal
  • Offer a leasing agent commission in order to drive more prospective tenants to view the property
  • Utilize Silver State Realty & Investments leasing agents to lease out your property faster
  • Utilize any other forms or marketing that are necessary to lease out the property
  • We will also update you weekly on the progress of leasing out your property

Tenant Placement & Screening

We will screen interested prospects, including a credit check, verification of income by pay check stubs and current employer contact, as well as complete a reference check of previous landlords. We pride ourselves on our extensive tenant screening and credit investigations. In addition we also strictly adhere to the policies and procedures established by HUD and the Equal Opportunity Act to ensure that no one is wrongly discriminated against in the tenant selection process. Ultimately you will make the final decision as to which tenants are allowed to rent your property.

Rent Collection / Eviction

Our company will address all tenant payments, disputes, serve evictions, as well as collections. If rents are not paid by the 5th of the month, we begin the process necessary to collect rents or evict tenants. We will also review the rents at the end of each lease period to ensure that your property is receiving its best income potential according to the prevailing market conditions.


Protection and upkeep of your investment is of paramount importance to maintaining property value. Our company stays on top of your property to ensure that it is kept in the best possible condition. Approximately every 6 months we will complete a thorough interior and exterior inspection of your unit. This helps us ensure that your property is being properly cared for. In addition we complete weekly security checks on vacant properties.

24-Hour Maintenance

We employ a full time maintenance team so that all of your maintenance issues or immediate repairs can be addressed. In addition to having a complete database of competent contractors, we also have various other service providers available to address any repairs outside the scope of our maintenance teams expertise. These professionals have been chosen because they have proven to be honest and competent, and their services are reasonably priced. We can also work with various home warranty companies that you may currently have contracts with. Finally we follow up on any work performed to ensure that it was completed prior to any payment.

Accounting & Statements

Our company is highly automated. Each month you will receive a complete financial accounting statement. Each statement will identify any rental income, management fees, other expenses (if any), and the final net amount to the owner. Your monthly net check will be included with each monthly statement. Statements are processed and mailed between the eighth (8th) and tenth (10th) of each month. At the end of the year you will receive a Consolidated Profit & Loss statement along with your 1099 Form for easy tax preparation.

Management Fees

We are an industry leader, as well as the only company in the Las Vegas Valley charging a flat 7% of gross rents to manage any type of property.

We Are Always Available

We maintain regular office hours 9 am to 5 pm Monday through Friday. Our property managers have e-mail accounts for easier communication with our clients. An on call employee is always available after hours and on weekends for emergencies.
